Cracks in concrete foundations may be an indication of major structural damage.  It is important that you call in a qualified professional to assess the situation as soon as possible to ensure the house is structurally safe and sound..  It may be necessary for completely new foundations to be poured in if the damage is significant.

What are the causes of cracks to the concrete foundation?

There are a number of common reasons why concrete foundations can begin to crack::

  • Damage from tree and plant roots.
  • Unstable soft clay that is causing the foundation to slip.
  • Damage from ground water.

Repairing Cracks in Concrete Foundations

Not all cases are serious.  Once the experts have reviewed your property, they may find that cracks in your concrete foundation may not be of major concern. They will be able to confirm that the soil and ground around your property is secure and should provide a good structural base for the future.

Below are some of the most common solutions to repairing cracked concrete:

  • Directly injecting epoxy resin into foundation cracks can help to seal them and prevent them from getting worse.
  • There are several concrete epoxy products available that can mimic the properties of steel.  This can be similar to driving new steel piles into the foundations to create more structural strength.
  • Installing new piers underneath the original footings.  These may be just simple concrete extended footings that will drive down through poor soil and bedrock and provide a new stable base for the foundations.
  • Some foundation repairs may require steel plates and rods.  These can strengthen and straighten bowed walls and will need to be installed by experts.
  • Possible repairs to cracks in interior plasterwork or exterior cladding.
